We are not building a gym.
We are building the village around the athlete.

National Sports Alliance is developing an interconnected high-altitude athlete village in downtown Big Bear — where athletes and teams train, recover, test, meet, stay, compete, activate with brands and get into the mountains, inside one integrated ecosystem run by one operator.

Four buildings, four distinct jobs, four moments in the same athlete's day. Each phase makes the phases around it worth more — to the athletes who use them, to the town that hosts them, and to the brands that build them with us. This is infrastructure for sport, performance, tourism, recovery, community, events and long-term economic impact.

Every facility sits inside a working mountain town that already has the beds, the food, the transport and the trailheads. We build the buildings; the town supplies the rest.

02 — One Mountain Village

Everything an athlete needs,
inside a walkable mountain town.

The facilities ring downtown Big Bear — Pine Knot, the Village, the lodging, the restaurants, the retail, the lake and the trailheads — rather than sitting off on their own campus. End to end the ecosystem is under a mile on foot. A team can land, check in, train, test, recover, eat and be on the mountain without getting back in a van.

Four distinct jobs, deliberately. The facilities cross-refer and sell together as one premium package — they never compete for the same athlete on the same day. Phase 03 is intentionally not on this map — we are evaluating lakeside sites, so it will sit on the water rather than in the village. Everything else is addressed.

  1. Athlete flow. How do an Olympian, a visiting pro team and a public member move through the same 5,000 square feet without ever colliding?
  2. Equipment families. What's the right system for a floor that has to satisfy elite and public users — and grow into the rest of the building later?
  3. Durability at altitude. What does your category leadership look like under daily elite and public load, at 6,742 feet, through a mountain winter?

The Specialist.

Where DBB is the standard elite gym done properly, NSA HQ is the one that could only exist on a mountain — adventure and tactical performance either side of a full-height climbing wall, a licensed kitchen at the door, and a culture floor overhead. It is the clubhouse of the mountain, and it is our home.

A live building with enormous open volume left over from its ice-rink past, an existing commercial kitchen and licence, and a member base already on the mountain. That volume is the asset. There is already a wall dividing the floor, and it is the tallest section of the building — which is exactly where the climbing wall goes. The first deliverable is the as-built survey; the vision is designed to fit what the building already gives us.

  • The climbing wall — the tallest volume in the building, sitting on the existing structural wall that divides the two gym floors. Boulder, rope and training wall, rising past the floor above with an overlook rail onto it.
  • Adventure & mountain performance — power, eccentric control, rotation, grip, balance, return-to-mountain preparation. Ski, snowboard, climb, endure.
  • Tactical & mission support — durable team environments for federal and institutional users.
  • Kitchen, café and bar — a licensed commercial kitchen alongside a performance floor. Almost nobody in this category has one.
  • Gear, retail & offices — the front of house on Big Bear Blvd, and NSA's own working home.
  • The culture floor above — the entire second level, over the entrance: commons, lounge, bar and event loft.

The climbing wall sits on the existing divider between the two gym floors — the tallest section of the building — and rises past Level 02. The second floor is culture, and only culture, and it covers only the bay above the entrance so everything behind it stays open to the roof. Recovery, longevity and sports science live in Phase 03, not here.

Equal parts elite training HQ, expedition basecamp, athlete clubhouse and next-generation recovery center — while staying authentically Big Bear rather than imported from a city. This is the building where innovative brands are invited to push the envelope hardest.

The vertical + the clubhouse

Rotational strength, power, eccentric control, grip, balance, durability and mountain-specific preparation, alongside tactical training for institutional users. Behind it all, the reason the building is worth having: a climbing wall on the existing structural divider, in the tallest volume on the site, impossible to retrofit into anything else on this mountain. Upstairs, over the door, the culture — a social lounge, a members' commons, a bar and an event loft, looking out over the wall. This is the building people come to even on a day they are not training.

This is the building where we want you to push the envelope hardest.

  1. The wall. Given the tallest volume in an old ice rink, sitting on the structural divider between two gym floors, what is the right climbing product — boulder, rope, training board, or all three — and how does it read from the culture floor above?
  2. Mountain-specific strength. What does training for a descent, a summit push or a 14-hour day in the field actually demand from equipment?
  3. Tactical durability. What survives daily institutional use, at altitude, through a mountain winter, without looking like a military surplus room?
  4. The clubhouse. How do performance, food, culture and retail share one building without any of them feeling like an afterthought?

Phase Three · Following NSA HQ

Longevity Lodge.
Lakeside Recovery Center.

Training at altitude is only half the transaction. The other half is what the body does with it afterwards — and that needs a building of its own, on the water. The Lodge is a lakeside recovery and longevity centre with a sports science lab inside it: diagnostics, a full modality floor, a clinic, a bathhouse that opens onto the lake, and retreat programming that runs in days and weeks rather than hours. Part performance recovery, part longevity medicine, part health and wellness retreat.

Why it earns its own building

  • It belongs on the water. Cold immersion, a dock, a terrace and open-water plunge are the one thing a village building can never offer. The lake is not a view here — it is a modality.
  • Recovery is a different building physics. Water, steam, drainage, humidity, acoustic separation and quiet do not belong bolted onto a gym floor — they belong in a structure designed around them.
  • Testing needs stillness and control. Blood draws, metabolic work and clinical rooms need calm, clean, controlled space — the opposite of what makes a good training hall.
  • It sells to people who never lift. A longevity clinic, a bathhouse and a retreat calendar open the ecosystem to residents, visitors and second-home owners who will never book a training block — a year-round revenue base independent of the camp calendar.
  • It is the evidence layer. Arrive, test, train, recover, re-test. Without this building the altitude claim is a brochure line. With it, it is data.

The water sets the plan: bathhouse and terrace on the lake edge, the lab, the modality floor and the clinic behind them, quiet rooms, fuel and retreat programming at the back. A guest moves down the page, not around a gym.

  • The Bathhouse & Water Terrace — hot, cold, sauna, steam and a dock onto the lake. A designed sequence on the water, not a row of tubs in a basement.
  • The Lab — full biomarker and blood panels, metabolic and hormone profiling, VO₂, lactate, force plates, body composition and movement screening. Baseline in, exit out.
  • The Floor — hyperbaric oxygen, red and whole-body light, cryotherapy, contrast, intermittent hypoxic training, compression, lymphatic and vibration.

  • The Quiet Rooms — sleep and nap, float, meditation, stillness. The hardest thing to buy at 6,742 feet.
  • Movement studio — mobility, breath work, restorative and guided sessions, for the days that are not training days.
  • Fuel & Apothecary — performance kitchen, hydration, supplementation and minerals.
  • Retreat programming — three- to seven-day resets, team blocks, member programmes and corporate groups. The Lodge sells weeks, not hours.

A lakeside retreat with a lab in it. Warm, dim, quiet, mineral.

Where DBB is a serious floor and NSA HQ is a loud vertical clubhouse, the Lodge is the volume knob turned down. Stone, cedar, steam, low light, water sound, big glass to the lake, no mirrors and no music you have to talk over. Clinical where it needs to be clinical — the lab and the clinic read as precise and medical — and everywhere else, closer to a Nordic bathhouse on a pine shoreline than to a recovery studio in a strip mall. The test is simple: it should feel like somewhere you would book three days, not forty-five minutes.

  2. The lake as a modality. How do you build open-water immersion into a year-round protocol at 6,742 feet, and what does the dock, the terrace and the transition to indoors need to be?
  3. Diagnostics that mean something. What panel, what cadence and what equipment make this a genuine reason for a national team to base here rather than visit — and for a local to buy a membership?
  4. Two audiences, one building. How do an Olympic programme and a 62-year-old longevity member share a bathhouse without either feeling they are in the wrong place?
  5. Water in a mountain winter. What does a wet building need to survive at this elevation — and what would you specify differently because of it?
  6. The retreat. What does a three-day reset look like here that could not be bought anywhere else in Southern California?

NSA is in early, informal conversations with major action-sports and event properties — including interest from X Games — about what a live-event platform at this altitude could support. Nothing is committed; this is directional, not contractual.
